What is a Tenant Improvement?
A Tenant Improvement (TI), also known as leasehold improvement or tenant development, is a construction done on a commercial and industrial property (office, retail or warehouse) initiated by either the landlord/building owner or the tenant.
The main purpose for the construction of the property is to accommodate the business needs of the tenant. The most common tenant improvement needs are flooring, ceilings, partitions, lighting, plumbing, HVAC system, fire protection, and security.

Generally, office spaces in a new building are leased to tenants in “shell condition” where the interior condition of the space is largely unfinished. Warm Shell
A warm shell is a condition where the building space has a HVAC system partially installed and may also have a fully-functioning basic framework like restrooms, lobbies, electrical closets including mechanical rooms.
Dark Shell
Dark shell condition simply implies there is no lighting or electricals installed in the building space.
Bare shell
Bare shell condition which is also called as “ready-to-fit-in” property, is where the building space allows immediate occupancy as basic necessities like plastered walls, basic flooring and finished common spaces like kitchen and restrooms are available in this shell condition.
Vanilla Shell
Vanilla shell or also known as white boxes is the condition where the building space is almost completely finished. This type of space usually has finished exterior walls with drywall, basic flooring and ceilings, lighting, electricals, plumbing, a HVAC system and restrooms. That said, vanilla shell spaces allow tenants to move-in immediately and is cost-saving as well because the tenant improvement work involved is mostly for the aesthetic or interior design of the building space.
Upsides of leasing a building space in shell condition?
The major upside of leasing a space in shell condition from a tenant’s perspective is that it allows the tenant to design the space that would best meet their business needs and requirements. Many tenants also choose to lease a space in a shell condition because the rents are lower compared to a fully finished building space. However, it’s important for tenants to thoroughly project the construction costs involved and negotiate tenant improvement allowance with the landlord.
The upside of leasing out a building space in shell condition from the landlord’s perspective is the ease of building maintenance. Less infrastructure means lower maintenance costs that results in a higher profit for the landlord.
Additionally, there’s a high possibility that tenants lease out a building space for a longer period because they have already made an investment in terms of money and time in the construction of the building space that fits their business needs.
